1. First message (host Facebook groups)

Short, specific, proof-first. Nothing about "passion for cleaning."

Hi [Name], saw you're looking for turnover help in [neighborhood]. I clean short-term rentals in that area, flat-rate by size, photo proof after every turn, and I take same-day schedule changes. Happy to walk the unit this week and quote a fixed price. I've got [X] turns a week nearby, so I'm in the area regularly.

Brand new with zero turns: substitute your background honestly (detail work, hospitality, housekeeping) and offer a first-clean trial at a discount. One loss-leader clean that converts a recurring host is the cheapest marketing you will ever buy.

2. Walkthrough narration script

Walk the unit before you name a number. Narrate your standard to the host as you go. Every walkthrough ends with a fixed quote or a polite pass.

So I'll reset every room to your photos: beds made your way, towels folded your way, kitchen staged, restock to your list. You'll get photos of every room after each turn, and I'll flag damage or low supplies the same day. What I need from you: the lockbox or smart-lock code, your restock list, and a heads-up whenever the calendar changes.

The host is asking one question: can I stop thinking about cleaning? That paragraph answers it.

3. Recurring terms: the one page

After the trial clean lands well, move to the standing arrangement on the spot. One page, no lock-in clause ("no contracts, cancel anytime" is the feature). It covers:
