Companion to the lessons "Pricing and estimating" and "Money systems and the off-season"
1. Skeleton Price Table (per service)
Survey bands from the claims ledger (HomeGuide); the $0.10 house skeleton is operator practice, deliberately at the floor while your reviews build. The wood row prices brighteners and the slower single-pass board-by-board pace into the rate.

Your skeleton $/sq ft
Flat-rate reference
House wash
skeleton ~$0.10/sq ft of living area; survey $0.15 to $0.50
worked: clean 2,000 sq ft house quotes $160 to $180; heavy soil $240
Concrete / driveway
$0.15 to $0.35/sq ft
typical driveway total $155 to $190
Roof
$0.40 and up ($0.40 to $1.00 surveyed)
Wood (decks and fences)
$0.30 to $0.80/sq ft (deck band); brighteners and single-pass pace priced in, not absorbed
deck or patio flat rate $200 to $500+; fences $1 to $6 per linear foot
2. Condition Adjustment Grid (adjust in writing, on three axes)
Operators describe the adjustment as plus or minus $0.01 to $0.03 per square foot on a house.
Axis
What moves it
Your adjustment $/sq ft
Dirtiness
years of growth, algae coverage, soot
Complexity
stories, slope, access, landscaping that fights you, delicate surfaces
Time
your actual hours, which shrink every month you work
3. Minimum-Charge Declaration
My minimum for any visit is $ (solo operators commonly set $150 to $219; one nine-truck company publishes a $219 floor. Say it plainly: "My minimum for any visit is $X, so at that price you may as well add the driveway.")
4. Quote Log (from week one; win or loss, log every quote)
Date

5. Closing-Rate Tracker (the prices talk to you here)
Line

Reference band: 40 to 50 percent is normal and healthy (one company reports 73 percent, crediting systematic follow-up, not cheap prices). Below 40: prices too high for your market or the sales process is broken. Above 50 to 60 consistently: you are underpricing. Ten quotes a month is enough signal.
6. Four-Bucket Split Calculator (split automatically the day money lands)

7. Monthly Revenue-by-Service Log

In 60 days the quote log is worth more than any pricing course, because it is your market telling you its numbers. The operators who quit after year one usually did not wash badly; they priced the season wrong.
